Job Description

Commercial Construction Estimator

Who We Are

My client is a leading national service provider specializing in commercial construction, restoration, and roofing for high-profile commercial property owners and operators. With a reputation for delivering turnkey solutions, they support portfolio managers, owners, asset managers, and operators across multiple industries, including hospitality, senior living, multi-family, industrial, and other commercial sectors.

Their continued expansion and dedication to excellence have established them as an industry leader, with a focus on transparent billing, high-performance project execution, and tailored services to meet evolving client needs.

They are looking for a Commercial Construction Estimator/Senior Estimator to join their capital projects division—a motivated, detail-oriented, and results-driven professional who can manage cost estimating, budgeting, scheduling, and client communications. This role reports directly to the Division Director and requires occasional travel to project sites.

What You’ll Do

  • Analyze project specifications, blueprints, and construction documents to develop detailed, competitive cost estimates for renovation and capital projects.
  • Conduct quantity takeoffs and cost breakdowns for materials, labor, and equipment, utilizing drawings, site visits, and contractor input.
  • Collaborate with architects, engineers, and subcontractors to gather essential project information.
  • Develop project budgets, construction schedules, and pre-bid packages.
  • Oversee pre-qualification and bid submission processes, ensuring all required documents and estimates are submitted on time.
  • Communicate with clients at both local and corporate levels, ensuring alignment on project scope, expectations, and budget.
  • Internally relay client expectations to ensure a seamless transition from estimating to project execution.
  • Work with internal pre-bid review teams to finalize estimates before client distribution.
  • Assist with subcontractor and vendor selection to ensure cost-effective, high-quality project execution.
  • Prepare turnover packages and facilitate a smooth handoff to the Project Manager.
  • Engage during project execution as needed to review progress, verify budget adherence, and adjust estimates as necessary.
  • Perform additional tasks related to estimating, budgeting, and pre-construction planning as required.

Qualifications

  • Proven experience as an Estimator in the general commercial construction sector, particularly with interior and exterior renovations or capital projects.
  • Extensive knowledge of construction practices, industry standards, and applicable building codes at the local, state, and federal levels.
  • Strong analytical, negotiation, and cost estimation skills.
  • Ability to prioritize multiple projects, manage deadlines, and collaborate effectively with cross-functional teams.
  • Excellent communication skills to maintain client relationships and internal coordination.
  • Experience with estimating software and construction management tools.
  • Knowledge of Pipeline invitation-to-bid software is a plus.
  • Proficiency in Microsoft Office Suite (Excel, Word, Outlook) and industry-specific estimation programs.
  • Ability to read, interpret, and analyze construction documents, contracts, and work orders.

Education & Experience

  • Bachelor’s degree in construction management, engineering, or a related field preferred.
  • Minimum of five (5) years of experience in commercial construction estimating (or equivalent combination of education and experience).
  • Experience in capital project estimating for large-scale commercial properties.

Benefits

  • Competitive salary with performance incentives.
  • Comprehensive benefits package, including medical, dental, and vision insurance.
  • Employer-paid short-term disability (STD) and voluntary long-term disability (LTD).
  • Life insurance options, including employer-paid and voluntary plans.
  • 401(K) retirement plan with a 4% employer match.
  • Generous paid time off (PTO) and paid holidays.

About the Company

My client is dedicated to building lasting partnerships by delivering high-quality, efficient, and cost-effective solutions for their clients. Their mission is to understand, anticipate, and exceed the expectations of commercial property owners and operators, ensuring their projects are completed on time, within budget, and to the highest standards.

They believe in hiring top talent, providing ongoing training and support, and empowering employees to drive success. Integrity, transparency, and accountability are the foundation of their culture, creating an environment where team members thrive professionally while making a significant impact.
